Did you know the anxiety about your next paycheck has almost nothing to do with luck?

If you’ve been in real estate for any length of time, you know the feeling. The uncertainty about where your next paycheck is coming from. The sense that you’re in a business that runs on luck instead of a plan. It gets louder in a market like ours here in Southwest Washington, where some agents will tell you business has dried up completely, while other agents just a few miles away are quietly having their best year ever.

The market isn’t the difference. The math is.

I talk to both kinds of agents regularly. The ones convinced the market has nothing left for them, and the ones who are outperforming their own expectations. The difference almost never comes down to the market. It comes down to consistency, specifically, how many real conversations about real estate they’re having every single day.

Here’s the part that surprises people: the agent having their best year ever often can’t tell you exactly why. They’re producing results without a clear system behind them, which means they have no reliable way to repeat it. That’s its own kind of anxiety. Having a lot of business is not the same as having clarity on how you got it.

Find your number first

Before you can build a plan, you need one number: how many conversations does it actually take you to set an appointment with a new potential listing or buying client?

Not a showing. Not a coffee catch up with a past client. An appointment with a potential seller who has a home to sell, or a potential buyer who’s ready to buy.

If you don’t know that number, here’s your homework for the next 90 days. Track every conversation you have, every day and every week, and track every new client appointment it produces. At the end of that window, you’ll have a real ratio instead of a guess.

The math only takes two steps

Once you know your ratio, the rest is arithmetic, not mystery.

Start with the number of homes you need to sell this year. Multiply it by two. If your goal is 12 homes, one a month, you need to set roughly 24 appointments to get there, not 12. That extra buffer accounts for the appointments that won’t show, won’t sign, or won’t close. It’s not pessimism. It’s just how the business actually works.

Now bring in your ratio. If it takes you 30 conversations to set one appointment, and you need 24 appointments this year, you can work backward from there to a daily number, the actual count of conversations you need to have in order to hit your goal. Once you have that number, you’re not guessing anymore. You’re working a plan.

Busy work is not the same as the right work

Here’s where a lot of agents lose their footing. Without clarity on your number, it’s easy to fill your day with things that feel like work without moving the needle. Checking email. Making a graphic in Canva. Posting on social media. None of that is wrong, but none of it is going to carry a business on its own.

In this business, you don’t get to see the fruits of your labor right away. That’s the part that trips people up. You can be succeeding slowly and still feel like you’re failing, simply because the results haven’t caught up to the work yet. That feeling causes agents to abandon a plan that was actually working, right before it would have paid off. The results in this business tend to show up 90 days from now. They don’t show up tomorrow.

Knowing your daily number changes that. It gives you a way to know if you’re winning today, not just at the end of the quarter. It’s what lets you trust the plan on day 40, even when the results haven’t shown up yet, because you’ve done the work and you know the math is on your side.

What this comes down to

This isn’t luck. It’s how many conversations you’re having about real estate every single day, and whether that number is enough to get you to your goal. Math is always happening in this business, whether you’re paying attention to it or not.

I sold 52 houses in my first year in this business, and I’ve since scaled Evergreen Real Estate Partners into the number one team in Southwest Washington. None of that happened by accident. It came down to knowing my own numbers and trusting the math even before the results showed up.
