Jacqueline Smith started in real estate in 2015 and sold 52 homes her first year in the business as a solo agent. After considering growing her own team, and exploring different team models, she decided to partner with Place in 2017. Her and her team in Vancouver Washington now close over $165M in annual sales volume, while keeping the quality of the agent and client experience at the forefront.

How did I go from completely broke to becoming a top-producing agent in just 18 months? If I had to do it all over again, here are the five things I’d double down on from day one.

As someone who has been part of a top-performing team like Evergreen Real Estate Partners for years, I want to share a few insights that have helped me grow. Whether you’re brand new to the industry or looking to rebuild momentum, these five principles can lay the groundwork for a business you enjoy and one that can truly last.

Five Daily Habits of Top-Producing Agents

1. Generate leads daily. This is non-negotiable: you must block time in your calendar every day to build your business and connect with potential clients. For me, this meant making 20 contacts each day. A “contact” is simply a two-way conversation about real estate.

Every day, I set a goal to engage in 20 real estate conversations and secure at least one appointment with a potential buyer or seller. This daily commitment became the driving force behind my growth.

2. Own your morning. You don’t need to wake up at 4 a.m. to be productive, but you do need to start your day with a plan. Instead of rolling into your day aimlessly, take a moment each morning to gain clarity.

Know how you’ll spend your time and set specific goals for what you want to accomplish. A structured morning provides the momentum you need for the rest of the day.

High performers aren’t necessarily more talented or better than you; they’re often just more intentional about managing their time effectively.

3. Master your conversations. Many people hesitate to use scripts, fearing they’ll sound robotic. However, I’ve found that scripts actually help you stay focused and present during conversations.

When you know what to say, you can build trust more quickly with clients. So, practice is essential. Rehearse what you’ll say at an open house and how you’ll follow up after a showing. Repetition builds confidence, and confidence leads to results.

“Top producers aren’t more talented; they’re just more intentional with their time.”

4. Be visible and relevant. You can’t afford to be a secret agent. Show up on social media and let people get to know you. Clients prefer to work with someone they know, like, and trust, and social media is one of the best ways to stay top of mind.

It doesn’t have to be complicated. Post a picture of your coffee with a caption like “Realtor fuel.” Share what your day looks like or highlight a behind-the-scenes moment from a showing. These small reminders help keep you in people’s minds as a real estate professional ready to assist them.

5. Manage your energy. Real estate isn’t just a job; it’s a performance business. As an entrepreneurial athlete, taking care of your energy is essential to your success.

• Get enough sleep.

• Eat nutritious meals, not just snacks from your car.

• Stay hydrated.

• Have a plan for your nutrition, rest, and daily routine.

You can’t pour into others when you’re running on empty. Prioritizing your health keeps you sharper, more focused, and consistent in your work.

Main Takeaway: Transformation Doesn’t Happen When You Dabble

Real estate is an incredible opportunity that can truly change your life. However, such a change only occurs when you go all in.

Here’s my challenge to you: Commit to these five habits for the next 90 days. Show up daily, follow your plan, and stay consistent. In three months, you’ll feel more confident. You’ll have real business on the table. And most importantly, you’ll believe that you can do this.

I believe in you. Now it’s time for you to believe in yourself.
